Job Description

The Architect II is responsible for leading architectural projects from conception to completion. This role involves preparing detailed construction documents, coordinating with consultants, and managing all project aspects. It requires a strong understanding of architectural principles, construction methods, and project coordination. The ideal candidate will have a keen eye for detail and the ability to work both independently and collaboratively.

Key Responsibilities

Project Leadership & Management

  • Manage multiple projects of small to moderate size and complexity.
  • Act as the primary client liaison, communicating design ideas, project timelines, and budgetary considerations.
  • Lead, mentor, and coach staff, assigning day-to-day tasks and fostering collaboration.
  • Collaborate and coordinate with clients, consultants, and contractors.
  • Manage project scheduling to ensure milestones are met.

Design & Documentation

  • Collaborate with clients to define project goals, including cultural requirements, preferences, and aesthetics.
  • Integrate sustainable design principles, such as energy efficiency and resource conservation, into all projects.
  • Direct the production of schematic, design development, and construction documents.
  • Ensure all designs comply with applicable building codes, accessibility standards, and regulatory requirements.
  • Maintain a comprehensive understanding of design requirements and regulatory commitments associated with Low-Income Housing Tax Credits (LIHTC) and other relevant funding sources.

Bidding & Construction

  • Manage the project bid phase, including outreach to contractors, distribution of bid documents, and managing the bid opening process.
  • Assist with the financial closing process to clear projects for construction.
  • Review, evaluate, and respond to contractor submittals, RFIs, and change orders.
  • Conduct periodic site visits, documenting observations and progress in monthly reports.
  • Review and certify contractor payment applications and manage project close-out procedures.

Requirements

Education

  • Bachelor's or Master's of Architecture degree from a NAAB-accredited school.

Experience & Certifications

  • Current National Council of Architectural Boards (NCARB) certification and at least one state architectural license in good standing.
  • A minimum of 6 years of relevant postgraduate architectural experience.
  • Experience with single-family or multi-family residential housing design, especially affordable housing.
  • Experience with sustainable design and various green building certifications.
  • Superior knowledge of Tribal LIHTC development, including experience with the application, closing, and construction stages of at least 4 projects.

Skills & Abilities

  • Proficiency in software such as Revit, Bluebeam, Sketchup, and Adobe Creative Suite . Experience with AutoCAD and Enscape is preferred.
  • Strong planning, organizational, and time management skills.
  • Demonstrated ability to problem-solve and think independently.
  • Excellent oral and written communication skills for managing both internal and external correspondence.
  • Proficient with Microsoft Office, Adobe Acrobat, and other related software.

Travel

  • Travel is typically 2-5 days per month, but additional trips may be required.
  • Travel may be required on short notice, though trips are generally planned in advance.
