Job Description Job Summary: The Bay is seeking a highly capable and experienced Property Manager to oversee the daily operations of a 189-unit luxury residential building. This role is responsible for ensuring all building systems operate efficiently, maintenance teams perform to high standards, and the overall property remains clean, safe, and well-maintained. The ideal candidate is hands-on, detail-oriented, and skilled in managing work orders, vendors, and staff using AppFolio or similar platforms. Key Responsibilities: Oversee all aspects of building operations, including maintenance, janitorial, security, and front desk functions Direct and manage maintenance staff and porter teams, ensuring accountability, efficiency, and professionalism Prioritize, assign, and track work orders and preventive maintenance schedules via AppFolio Conduct routine building inspections to ensure all areas are clean, safe, and in compliance with local codes Monitor the physical condition of the property and initiate capital improvements as needed Respond to resident inquiries, concerns, and service requests promptly and professionally Ensure common areas, elevators, refuse rooms, and mechanical systems are operating efficiently and maintained to standard Coordinate with vendors and contractors for repairs, inspections, and large-scale projects Manage key control systems, access credentials, and building security measures Maintain accurate records for building operations, service requests, vendor performance, and compliance Support leasing efforts and unit turnovers in collaboration with leasing agents or ownership Enforce building rules and regulations diplomatically, with a focus on resident satisfaction and community standards Monitor budgets, approve invoices, and support ownership with reporting and cost control initiatives Qualifications: ~3–5 years of experience in residential property management, preferably in NYC ~ Demonstrated experience supervising building operations, maintenance teams, and janitorial staff ~ Proficiency with AppFolio (required) or similar property management systems ~ Strong understanding of work order management, preventive maintenance, and building systems ~ Knowledge of NYC housing codes, HPD/DOB regulations, and fair housing laws ~ Excellent communication, organizational, and leadership skills ~ Ability to work independently, manage multiple priorities, and remain calm in urgent situations ~ High school diploma or GED required; Bachelor's degree preferred ~ Bilingual a plus (Spanish, Russian, Mandarin) Preferred Traits: Hands-on, proactive management style with strong attention to detail Commitment to maintaining building cleanliness, operational efficiency, and resident satisfaction Comfortable navigating building emergencies and coordinating vendor responses High standards for service, cleanliness, and professionalism throughout all building areas
