Job Description
Salary: $60,000-$65,000/yr DOE+ Bonus
We are looking for a Property Manager to oversee our parks in Mandan, ND
Qualifications:
Must be qualified to manage a Mobile Home Park.
Must possess the ability to deal with difficult situations as they come up.
Must be able to handle stressful situations and be versatile enough to handle multiple tasks during busy season.
Manager Duties:
Collection of rent- Collect monthly rental payments, direct tenants towards the online payment portal and track rent roll. Provide receipts.
Take applications for Mobile Home spaces. Process applications and backgrounds checks. Help get tenants moved in.
Process monthly rental statements & hand out & distribute to home or mailbox
Manage capital projects, repairs and maintenance work
Enforce all rules and regulations established by the Park
Obey all Federal Fair Housing Laws and not discriminating based on race, color, religion, sex, familial status or national origin
Provide Notices for late rent, rules and regulations violations
Appear in court on the behalf of the Company in regard to evictions unless state requires a lawyer in which case all paperwork must be done in a timely manner
Show prospective tenants vacant lots/homes, assist in selling park owned homes.
Walk through all vacant lots with Maintenance making a list of repairs needed and scheduled time lot will be ready for move-in (if applicable)
Follow Company procedures for new resident move-ins and resident move-outs (i.e., lease agreements, rules and regulations, proof of deposits, etc.) Send out leases and rules via online or helping tenants sign in person, rent procedures, cable hook up, mail keys, and scan to management
Maintain office hours from Monday to Friday 9am to 5pm
Process incoming phone calls
Walk the park daily to check for rules and other violations
Clean as necessary when tenants vacate lots or homes to prepare for next guest
Report in-park behavior, crime and rules violations
Read electrical and water meters and input into the system and send out bills with rent statement
Print monthly rent and electrical statements for park tenants
Advertise vacant lots Craigslist, Facebook Marketplace, and track waiting list and send out emails as openings come up
Work with Home Sales Team to show available homes for sale.
